0:14
financial management normally when we
0:16
get into this I don't do all the uh how
0:17
are you redundant intimacy we call it
0:19
but I will ask how are you doing because
0:21
not been too well bless you every
0:22
morning no I haven't been too well the
0:24
last three weeks well it must have been
0:26
still slightly deaf yeah oh you got all
0:28
that because you made the mistake of
0:29
going to the UK on business uh and then
0:31
coming back and bringing something nasty
0:33
with you by the sounds of it yep and
0:36
it's taken a while to shake off still
0:37
still there had antibiotics and
0:39
everything but but still a little bit
0:41
hard of hearing to say the least it's
0:43
driving my husband mad you haven't had
0:45
the cough with it because I had that oh
0:47
no no oh that's all right that's really
0:48
annoying for everybody else and no just
0:51
fever and that sort of thing but no
0:53
cough really well I'm glad you're on the
0:55
menu they must have been serious to miss
0:56
doing your little slot on the radio here
0:57
with me uh I know one time I'd lost my
1:01
uh voice and next time I was literally
1:03
completely deaf so I couldn't have heard
1:06
you even with this uh microphones uh I
1:08
mean earpiece stuffed in my ear I
1:10
couldn't have heard you so okay well as
1:12
long as you're on road to recovery by
1:14
the sounds of it's and obviously you'll
1:15
have been doing some bits so obviously
1:17
keeping an eye on things and doing some
1:18
work from home um so let's catch up
1:20
where were we um I mean how many
1:22
chancellors ago did we not speak to you
1:25
two or three
1:28
um so all that going on at the moment
1:29
and it was pretty much you turning on
1:31
everything from the how many yeah that
1:33
mini budget I think could come up
1:35
um yes yeah that was one I was off yeah
1:37
now that's all gone yeah and uh it had
1:40
to sort of when they sort of withdrew
1:42
all of that and did the u-turn on it did
1:43
have a reasonable impact especially on
1:45
the exchange rate so it's up to 115
1:47
something now yeah I think yesterday it
1:49
was over 116. uh it's just down slightly
1:52
this morning 115 22.
1:55
um and the ftse world it's up one
1:58
percent it's a 6993 at the moment oh
2:01
yeah
2:02
um and they're saying that the markets
2:04
are pleased that hunt has killed they're
2:06
calling it trussonomics but by ripping
2:09
up the mini budget
2:11
um but it's not all good news because
2:13
Jeremy Hunters obviously said that he's
2:15
got to find money and he's uh he's
2:18
hinted that he may not restraw the
2:20
triple lock to State pensions if you
2:22
remember Boris got rid of the triple
2:24
Locker made it double lock and then
2:27
everywhere for conservative set right
2:29
next year or come back you'll get your
2:31
triple lock so it's expected the state
2:34
pensions was Rise by at least eight
2:36
percent Jeremy Hunt has now said that he
2:39
may not be able to do that so we'll have
2:41
to wait and see and also there was meant
2:44
to be a cap on elderly care costs and
2:46
this could be a risk as well so that
2:48
will have a big impact on retired people
2:50
in the elderly in the UK so that triple
2:53
lock what just remind us that that makes
2:55
that gives you the best out of three if
2:58
you like yes it does you get the main
3:01
thing is inflation uh at the moment
3:03
before it didn't really matter but now
3:06
obviously with inflation goes so high it
3:10
is really really important so what it
3:12
means it must the state pension must
3:14
rise in line with the highest of three
3:16
possible figures so that is inflation
3:19
average earnings are 2.5 percent okay
3:23
that's where we're at and um with the
3:25
with the rise in interest rates is that
3:27
being passed on as safe as seeing any
3:30
benefit no no it's taking its time
3:32
anyway at least
3:34
not really
3:36
um safe is in the UK I'll get his
3:38
slightly better deals but Santander has
3:40
just removed their best deal uh so it's
3:43
it's really hit or miss and in the
3:45
Eurozone we see no real increase in uh
3:49
deposit rates for money at all so and if
3:53
you are in the Eurozone and you have
3:55
Sterling you want to place it in a
3:56
deposit account in the UK unless you
3:59
already have an account open with that
4:00
bank I'm afraid you can't because they
4:03
won't open savings accounts or bank
4:04
accounts for non-residents so unless
4:07
it's your bank that is offering a good
4:09
deal on Savings in the UK If you have a
4:13
UK bank account then I'm afraid you you
4:15
can't utilize it so for most people the
4:19
more most important thing is has
4:21
anything happened in the Eurozone and
4:22
within Spain no savage rates on deposits
4:26
are still abysmally low and I think they
4:29
will continue that way yeah because of
4:32
course um if you're in the Eurozone
4:34
that's centrally the uh the the rates
4:36
the interest rates yeah all right
4:39
um it's another note I made because it
4:41
kind of ties in with that as far as
4:42
interest rates because okay and maybe
4:44
eventually some benefits for Savers but
4:46
if you've got a mortgage
4:48
um then I could tip you over the edge if
4:51
you were right at the you know up to the
4:53
limits as far as monthly payments go
4:55
um what about changing I did see a note
4:57
about changing from the variable rate to
4:59
fixed rate how easy is that or not it
5:02
it's quite easy if you remember I think
5:04
it was about a year ago I started
5:06
telling people when I was on this
5:07
program that if they had a mortgage to
5:09
look at fixing it because at the time
5:12
rates were very very low that were being
5:14
offered by Banks and you could fix it
5:16
for 5 10 15 20 years at a very very low
5:20
rate now if you try to fix it you're not
5:24
going to get such a good deal because
5:25
obviously the banks though interest
5:26
rates are going to go up so they're not
5:28
going to offer to sell something where
5:29
they're not going to make money but you
5:31
can still go to your bank because on a
5:33
variable you know know if interest rates
5:36
rise even more which they will do
5:37
towards the end of this year beginning
5:39
of next year and then hopefully we'll
5:41
see the end of that then your mortgage
5:44
is going to rise and I know lots of
5:46
people in the UK who are mortgaged at
5:49
their limit and any more interest rate
5:51
Rises are going to mean that they're
5:52
going to have to sell their property and
5:54
downsize so it's having a huge impact if
5:57
you look at the UK housing market uh
6:00
demand has dropped by 15
6:02
and also belway the UK house Builder
6:05
says sales of for reservations for new
6:08
bills have fallen by 12.4 since August
6:12
and that's a huge drop yeah I know when
6:16
time sort of flies by really quickly but
6:18
it only seems like there was the
6:20
recovery and then they're building lots
6:21
of properties and then suddenly it's
6:23
it's upended again it's it's not not
6:25
long it's not such a good period as they
6:27
used to be like the longer periods of
6:29
growth times
6:32
um then it double goes the way of the
6:34
pair again uh that seems to be where
6:36
we're at the moment we were talking
6:37
about a price correction in the housing
6:39
market is that likely to be a thing
6:41
anytime soon is that happening right now
6:43
I think it's happening now what's
6:45
happening is sellers are still trying to
6:47
put their houses on for the top price
6:48
but obviously with a reduction in buyers
6:51
of 15 it means that they're not getting
6:54
those prices so I think most sellers are
6:56
putting their houses on a premium
6:58
accepting that they're going to have to
7:00
take a lower price when it comes to sell
7:02
them if they do sell them okay so that's
7:04
where we're at and it looks like we
7:05
closed up quite a bit in the states
7:06
yesterday
7:07
um I know the from Friday the NASDAQ
7:09
fell down over three percent it's made
7:11
that back what was it traded yesterday
7:13
so as you were it was up 3.4 and as you
7:16
say up a little bit so far this morning
7:18
everything in Europe over one percent
7:19
and back towards the 7000 mark on the
7:22
ftse 100 in London while you were
7:24
talking about pensions a moment ago
7:26
getting on to final salary pensions
7:28
which is something we talked about over
7:29
the years maybe not quite the thing it
7:31
was a couple of years ago and you could
7:33
do a whopping transfer but still um in
7:36
the news as far as you're concerned yeah
7:42
Polly who is who lives in the UK about
7:44
her Deutsche Bank that's where we used
7:46
to work final salary pension and she was
7:48
in a panic she said that she saw a UK
7:51
adviser and he advised he told her that
7:54
the DB pension transfer value had fallen
7:56
by over 250 000 what should she do well
8:00
the answer is nothing because if you're
8:03
keeping your final salary pension its
8:05
value is immaterial it doesn't matter
8:07
what the value is your scheme will still
8:10
pay you the same regular income in
8:12
retirement exactly as it was before so
8:14
it doesn't matter if the value of your
8:16
transfer value of your pot goes up down
8:18
whatever you will still always get the
8:21
same pension what it does affect is if
8:24
you were going to transfer out
8:26
obviously because if you lost 250 000
8:29
what it will mean is that really the
8:32
advice should be not to transfer your
8:34
final salary pensions at the moment
8:36
unless you've got a real compelling need
8:39
to do it either you've got a terminal
8:41
illness or you've got a life threat you
8:44
know so it's going to shorten your life
8:45
expectancy
8:47
or you're single you're not married and
8:50
you've got no children and you want to
8:52
take your pension pot but otherwise
8:53
final salary pensions if their value is
8:55
decreased it means no difference to what
8:58
you will get at the end of the day that
9:00
is guaranteed and that's as long as your
9:02
employer still stays in business
9:04
obviously yeah because they're like a
9:07
guarantee of your pension if they go
9:09
under it falls under the pension schemes
9:11
and you are limited to a certain amount
9:13
of income you can get a year and the
9:15
reason your pension value has fallen on
9:17
Final salary pensions is interest rates
9:19
are rising so pension schemes can get a
9:22
better return on their assets so they
9:24
don't need so much money to finance the
9:27
pension promise so when interest rates
9:29
were low they had to say because
9:31
um pension schemes hold a lot in cash in
9:34
guilts in government bonds so when
9:36
interest rates were low they had to hold
9:39
back more money to pay out to you so and
9:42
now those rates have gone up but that
9:45
means they have to hold Less in the pot
9:46
so if you've got a final salary pension
9:48
and you're keeping it it doesn't matter
9:51
what the transfer value is it's
9:53
immaterial it does affect you if you are
9:56
going to transfer your pension because
9:58
as I said most pension pots have gone
10:01
down if not by a third some of them even
10:03
by half the transfer values so if you
10:07
were thinking of transferring your
10:09
pension you need to get a transfer value
10:12
and see if it's still worthwhile doing
10:14
it once you get a transfer value they're
10:16
usually valued for three months and if
10:19
you want another one within a year you
10:20
usually have to pay and the cost for
10:22
that is between 250 and 500 pounds
10:25
usually for a transfer value and all it
10:28
means is that people you know you just
10:30
have to be careful
10:32
um most at the moment obviously there's
10:34
been a lot of turmoil in the markets and
10:36
most pension pots have decreased in
10:38
value whether in your final salary or if
10:41
you're in a defined contribution scheme
10:44
or if you've got a private pension but
10:47
really it doesn't affect you unless you
10:50
are close to retirement age because most
10:53
people are either protected if you have
10:55
a DB pension or you've got time to ride
10:58
out the market if you're near to
11:01
retirement then obviously you haven't
11:02
you meet may need to amend your plans
11:05
say take less from your pension pot than
11:07
you expected and just wait for the
11:10
current market to eat crisis to ease so
11:14
that's pension so if you have a final
11:15
salary pension and you found out his
11:18
transfer value has fallen Please don't
11:20
panic and if you were going to transfer
11:22
it obviously it has a big impact but if
11:24
you're going to leave it with the scheme
11:26
as I'd say 80 of people would then it
11:30
means nothing to you at all yeah you're
11:32
still going to get it as a pension as
11:33
you say that that's a fixed amount um is
11:35
it those are the reasons why I mean we
11:37
talked about it certainly a year or two
11:39
ago that it was quite a big thing you
11:41
could make a lot by doing the transfers
11:42
it's not so much now is that the reason
11:44
no because what happens is when people
11:46
come to us they say like my transfer
11:48
value is a hundred thousand let's just
11:50
say and they're offering me say before
11:52
they're offering them an annual uh
11:55
pension of say 1 500 per annum
11:59
well obviously then that means you've
12:01
got to live a long time to use up that
12:03
pension pot however if you're 50 and now
12:06
you're coming with a hundred thousand
12:07
and they say they're offering you say
12:10
five thousand a year
12:12
obviously there's no point to transfer
12:14
it because you haven't got to live that
12:15
long to use up your pension pot I see
12:18
yeah okay and it's that's really what
12:21
you you look for an enhanced transfer
12:23
value because what people are getting
12:24
was something like say they were 55 they
12:27
were getting a transfer value which
12:29
meant they had to live for another 65
12:31
years to use up their pension pot so
12:33
they would have to be like 110 120 to
12:37
use it up and most people aren't going
12:39
to live sorry to say this but part this
12:41
past their late 80s early 90s so
12:44
therefore it made sense to transfer them
12:46
sure okay so that's where we're at with
12:48
those now you mentioned annuities let's
12:51
talk about annuities actually can you
12:52
talk about annuities because I don't
12:54
know what to it's too hard I can't
12:55
understand it annuity you've got two
12:57
types in the UK you've got a temporary
12:59
annuity and a whole life annuity with a
13:02
temporary annuity you give up part of
13:04
your pension pot to have a guaranteed
13:07
income for between three and five years
13:09
and it's fixed and it has a residual
13:11
value in your pension so to say right
13:13
for three to five years you can have
13:15
this pension and it will mean you've got
13:16
x amount left in your pension pot if you
13:19
have one of those the Spanish treat it
13:21
very very favorably with regards to
13:23
taxation on your income uh usually
13:26
income tax is zero and then you put the
13:28
whole of Life annuity where you give up
13:30
your whole pension pot
13:33
um in return for a guaranteed income for
13:35
life you could either do that on a soul
13:37
life or a joint life but what that means
13:39
is if you only live for two no say say
13:42
five years and you die your pension pot
13:45
dies with you there's nothing to leave
13:47
to anyone else now annuity rates at the
13:49
moment are a 13-year High
13:52
the life annuity rate if you're around
13:56
about 55 is now 55 to 60 is about five
14:00
percent and it goes up according to your
14:02
age whereas before we were looking at
14:05
annuity rates of about two percent
14:08
so there's been a huge difference
14:09
however I would say in an Ideal World
14:12
you shouldn't put hold of your pension
14:14
into an annuity because still if you're
14:16
getting five or six percent is well
14:17
under what inflation is at the moment
14:19
but it is an alternative for part of
14:22
your pension pot
14:24
um either to do a temporary or a whole
14:26
life annuity uh so so something maybe to
14:30
look into I think interest rates will
14:33
rise more towards the end of this year
14:34
beginning next year so if you are
14:36
thinking of buying a new UT it might be
14:39
worthwhile just holding off another two
14:41
or three months to see what happens
14:43
because you can get another one or two
14:45
percent on the rate they're guaranteeing
14:46
you for life it's worthwhile waiting
14:49
okay now when we talk about
14:51
um diversifying and you have all sorts
14:53
of different Investments I um what
14:55
sprung to mind you know when when you
14:58
come to Spain now there's the different
14:59
types of visas the golden Visa you'd be
15:01
uh particularly aware of I'm sure it
15:03
doesn't necessarily just mean the house
15:04
with 500 000 or more you can buy like
15:08
debts you can buy your government bonds
15:10
what's doing many people do that
15:13
no
15:14
there's lots of lots of it to buy
15:17
there's lots of it to buy out there of
15:18
course
15:20
yeah but how does that work I mean do
15:23
many people get they don't get involved
15:25
in that as part of portfolios no no I
15:28
usually
15:28
usually if they when they apply for Visa
15:30
so I'd hand them over to a Visa
15:33
so we'll then talk them through the
15:34
options because the options you've got
15:36
if you don't spend it on property
15:37
they're obviously set down by the
15:39
government yeah so what you you could
15:41
invest in
15:43
so we have no say in that but as I said
15:45
if what I've spoken to who's gone for
15:47
the golden Visa has gone with buying a
15:50
property yeah that would make sense I
15:52
just wondered if it was a thing that's
15:54
all and also just um we're always you're
15:57
you on you know look out for scams and
16:00
what sounds too good to be true Etc I
16:03
this is a note I made from probably well
16:05
four weeks ago when we were last year on
16:07
about
16:08
um owning tasks of whiskey
16:11
as an investment eight to eighteen
16:14
percent return per annum there on the
16:15
backs there
16:16
um how good does that sound to you
16:19
unless I had the barrel Whiskey in my
16:21
position I'd say or I'd be very wary
16:24
it's like all the wine scams there used
16:26
to be you know you invest in wine you're
16:28
going to get great return of 20 30 and
16:32
when it came to it there was no wine so
16:34
you have to be very very careful with
16:36
these schemes usually if they sound too
16:38
good to be true they are I do a lot a
16:41
lot of research
16:43
um into it you know obviously they're
16:44
not going to be regulated you've got no
16:46
right of recourse if they go wrong so
16:49
just be very very careful
16:51
um it's times like now when you know
16:53
inflation is higher savings can't keep
16:56
up with uh inflation Investments the
16:59
market is in a bear Market that people
17:01
attempted by these types of schemes and
17:04
you do have to be very very careful yeah
17:06
I guess with that particular example
17:08
you're investing early on it's something
17:10
that gets more valuable the older it
17:12
gets it's the you know yeah if it's
17:14
actually there yeah
17:16
all right so yes I do do your research
17:19
and just look out for what appears too
17:22
good to be true as Christina will always
17:24
tell you and look out for phone calls
17:26
and all that sort of thing anything else
17:27
we need to add while we're here I think
17:28
we've covered yeah just
17:31
as people look it all seems to do is
17:32
Doom and Gloom but really there are some
17:35
things on the horizon that could make
17:37
life easier as I said interest rates is
17:39
expected there'll be more Rises at the
17:41
end of the year early 2023 and then
17:45
hopefully we'll be at the end of the
17:47
rate Rising cycle so that will help the
17:49
markets also shipping costs house prices
17:52
and in general oil prices are beginning
17:55
to reduce so that will help reduce
17:57
inflation into the new year and energy
18:01
packet packages like the Spanish
18:03
government have brought in and hopefully
18:05
rest of Europe and the UK will help
18:07
consumers and also there's another thing
18:11
um since
18:13
1935 every time the s p index that's the
18:16
American index has fallen more than 20
18:19
in the calendar year the following year
18:21
it has been positive with an average run
18:23
of Return of around 25
18:26
so I know it's been a challenging year
18:28
to say the lease for markets
18:31
um and it's still going to be
18:32
challenging I reckon for the rest of
18:34
this year beginning of next year but if
18:35
people haven't invested it might be a
18:37
good time to dip your toe in the market
18:39
uh things are a lot cheaper than they
18:42
used to be and for those people that are
18:44
invested as we know it's cyclical uh so
18:47
we should start to see an upturn towards
18:49
the middle end of next year and then
18:52
hopefully we'll return to a bull market
18:53
for a while yeah we do always say it's a
18:56
long-term thing and don't panic but
18:57
sometimes that's easier said than done
18:59
when you're watching things tank it is
19:01
it's much easier said than done
19:03
um it's just hold your nerve if you do
19:05
sell in a falling Market you're actually
19:07
crystallizing your loss so you're
19:09
actually making it a physical loss if
19:11
you ride it out then obviously you're
19:13
not you've gone through the downturn and
19:15
into the upturn if you look at
19:17
2007-2008 huge crash quite a lot of
19:20
people sold out lots of people got rich
19:22
buying the stuff that people have sold
19:24
and if they'd waited six 12 months their
19:27
portfolios would have doubled in values
19:29
in value or more than that so so it is
19:32
just ride it out just just be there and
19:34
if you're looking at things in the
19:35
markets there's a electrical car company
19:38
in China I haven't heard of which is byd
19:41
co and it's China's biggest electric car
19:44
maker and it's third quarter profits of
19:47
quadruples and it exceeds its sales
19:50
leads over Tesla so it's it's Market is
19:53
growing and growing they're saying that
19:55
20 of cars have sold in China over the
19:58
next year or so are going to be electric
20:00
which is a huge market so that's
20:03
something to keep an eye on if you're
20:04
looking at stocks and shares one thing
20:07
to get rid of is Credit Suisse the
20:10
beleaguered Swiss bank it's going to
20:12
place its UK Asset Management arm for up
20:14
for sale it has huge problems you know
20:16
it's had money laundering scandals it's
20:19
had various other things so Credit
20:21
Suisse at the moment is not looking a
20:23
good bet and just a quirky bit of news I
20:26
was looking on the health and
20:27
pharmaceutical side on Reuters and full
20:30
the women out there that use hair
20:32
straighteners please be very very
20:34
careful there's been a large study done
20:36
and it says if you use it hair
20:39
straighteners frequently it does
20:42
significantly increase the risk of
20:44
developing uterine cancer the rate goes
20:47
up from 1.6 which is normally is to over
20:49
four percent just a bit of non-finance
20:52
related news there but if you have got
20:54
shares in hair straighteners that could
20:56
affect that company's stocks and shares
20:58
and their price for a while did it
21:01
explain why I can't see the link there
21:03
maybe it's it's
21:05
a whole study's there if someone wants
21:07
to look at it yeah there's further
21:09
reading there for sure let's not get
21:10
into it now okay well no but that was
21:13
just some by the side news but as I said
21:15
at the moment the markets are low uh as
21:18
you looked at the s p you know
21:19
everything's down
21:21
um but not today if we're looking at
21:23
rather than done everything's up and the
21:25
pound the euro to Sterling is over 115.
21:27
Let's uh perhaps on the side of her head
21:29
and we're looking we're looking positive
21:30
foot she's gone over seven thousand
21:32
that's just yeah seven thousand even
21:34
Bitcoins up one percent yes it is it's
21:36
gone back up today I'm watching that as
21:38
it goes checking in my wallet you know
21:41
that's a bit worrying for people that
21:43
had Bitcoin but as I said you know when
21:45
you put your money in there you were
21:47
taken a gamble you've just got to uh to
21:50
to hold your nerve and it you know
21:52
people are saying stock markets are set
21:54
for a boom towards the end of 2023 it
21:57
could take a bit longer but you know it
22:00
is cyclical things will come back up
22:02
again so please just hold tight all
22:04
right anything we've talked about
22:04
especially your pension stuff that sort
22:06
of thing you can get in touch with
22:07
Christina and Black Tower so
22:09
blacktowerfm.com is the website if they
22:11
want to come to you directly if you uh
22:13
need anything you can always email info
22:16
at
22:17
blacktowerfm.com if you put for the
22:19
attention to Christina or Bay radio uh
22:22
someone will call you and it will come
22:23
through to me or as Moody said go to our
22:26
website fill in a contact form again put
22:29
Christina or Bay radio and we'll look at
22:31
it and it's not just for the Costa
22:33
Blanca we cover the whole of Spain the
22:35
lyrics
22:36
uh the Canary Islands we got offices in
22:39
the Canary Islands we also cover the
22:41
whole of Europe so France Italy Germany
22:43
Portugal
22:45
Netherlands UK and the Americas so if
22:49
you have any questions to talk or if you
22:50
get in touch we will come back to you
22:52
and we will try and help you Portugal's
22:54
really creeping up isn't it as far as
22:56
people moving there and then you know
22:57
the U.S yes it's sort of a phenomenal
23:00
increase in U.S people moving there what
23:03
the Portuguese government did was it
23:05
introduced the golden Visa a lot sooner
23:07
than Spain and also they've got very
23:10
very uh exceptionally good deals on tax
23:14
on pensions so if you're a pensioner
23:16
moving to Portugal at the moment is very
23:19
very uh a very good idea if you've got a
23:23
larger pension because the tax rates are
23:25
very very low yeah right something to
23:27
keep an eye on all right well thanks
23:28
ever so much for your time we wish you
23:29
hope you get better soon
23:31
with your ear trouble I bet you're doing
23:33
that thing that you put banging the side
23:35
of your head and rattling your finger
23:36
around and you're right come on come on
23:37
clear yeah you need to hear stuff and it
23:39
sounds like echoey when you tap your
23:41
head it's quite weird oh it's like that
23:43
yes I know that feeling all right well
23:45
as I say yeah on the road to recovery
23:46
and we'll talk to you in a couple of
23:47
weeks time all being well yes thank you
