This is something that comes up not as often as it probably should, but people are always asking like

how do you choose the right clinic location? What are you looking for? What demographics? What stats do you use

And the reality is, I think it's more of an art than a science, especially for providers like you and I

You know, I've opened a lot of clinics. I've made a lot of mistakes

We've operated five clinic locations across two states, and I've relocated clinics multiple times

And so I can tell you that some of the most important stuff that I have found is ease

of access. You know, patients don't want to park three miles away from your front door

one of my marketing messages is easy access from the parking lot to the front door within 10 feet

So patients like visibility. Even if you have an amazing space that's off line of sight from the

street, I would take a mediocre space that's got direct access to the street. I would think about

parking. Obviously you want ample parking, but then you also want easy access coming in and out

of the parking lot assuming your patient demographic is adult geriatric I don't

want somebody pulling out into a busy highway I don't want somebody having to

cross oncoming traffic I want a traffic light I want traffic to stop these are considerations that are way more important than anything inside the actual physical location So typically for me what I prioritizing is I want location

I want to be centrally located. I want to be next to available landmarks

So when I'm giving directions, I can say, you know, this is what I say right now

I say, our clinic is across the street from Grace Baptist Church and Middletown Christian School

and we're exactly one mile south of the atrium hospital. Everybody in town knows where those three landmarks are

And so you want to think about that so that it's easy for people to understand

see the vision in their head of where you are physically located

You want ample parking and ease of access. You know, when, like I said, when patients are pulling out of your parking lot

you absolutely don't want them pulling into busy traffic. you want something close to a traffic light something where the traffic is stopping

and even think about the flow you know we purchased a commercial building down in florida

with plans to move a clinic into our building we always like owning the building we're in rather

than renting the building we're in the building was half a mile north of our existing clinic our

existing clinic had been there for over a decade we were gonna move and then after we started to

think about it and we looked at it we realized you know what in order for northbound traffic to

pull into our parking lot they have to go past our clinic turn around at the traffic light and come

back south in order for them to pull out of our parking lot they have to pull out and go south get to a traffic light make a u to go north like it was a horrible setup A Walmart was across the street which normally would be a great landmark but there was so much traffic going into the Walmart

it was almost impossible for patients to get through the Walmart traffic to get to our clinic

We ended up not moving our clinic into the building we bought specifically for our clinic

and we stayed in the leased space because we were in a plaza, we had restaurants

We had foot traffic. Everybody knew where we were. We had 10 years of history built up. It was

absolutely the right decision. And I can tell you that multiple times over the years. We had

another clinic. It was in a prime location, not even an eighth of a mile from the beach

It was in one of the busiest shopping plazas on Siesta Key. We moved the clinic into a bigger

more beautiful space but the space was on the third floor it had a phenomenal view of the ocean

and the trees but it was on the third floor and patients didn't want to go up the elevator they

didn't want to go up the stairs it completely changed the demographic and the business model

we eventually moved out of that location into a third location it was kind of not as good as the

first but better than the last so think about convenience think about parking think about

visibility and location you know those are by far the most important factors over the interior even

over the cost if i was going to pay a month for a space with poor parking and less visibility in a heartbeat I would pay a month to get those two things Because what is that That a month more That 25 extra patient visits a month

That's not even, what, four or five a week. You would do that in no time. The added visibility

and convenience, that's like one or two patients coming two or three times. The added parking

convenience visibility would absolutely be worth double the rent. Rent is a minimal expense. It

seems like a lot. I know 60,000 a year, 48,000 a year. But when you're looking at a clinic that's

going to do 400, 500, 600,000 in revenue a year, that you're not even talking about a percentage
