hi this is Anita from Real Estate Crunch
0:10
you know a question a lot of people ask
0:12
themselves when they're looking to buy a
0:13
property is should I buy a new
0:15
construction or an existing home so let
0:19
me talk a little about some of the pros
0:20
and cons one of the pros of a new
0:23
construction is that it has usually has
0:25
modern features and you know may have
0:27
some customization that you're able to
0:29
do depending upon the builder it can
0:31
have lower maintenance costs at least at
0:33
first because you know things should be
0:35
working because they will be new a lot
0:38
of your appliances and other things
0:40
should have warranties on them so you
0:42
won't have to worry about that they
0:44
should have some energy efficiency built
0:46
in most a lot of new homes looking for
0:48
you know energy efficiency windows and
0:51
other type of things and a lot of them
0:53
could have smart technology already
0:55
integrated into the home
0:57
itself but some of the cons of a new um
1:02
new construction home could be you know
1:04
higher initial costs there could be some
1:06
higher costs you know more upfront costs
1:08
than um older homes in some developments
1:12
you homes can be very similar you know
1:14
of of new of the cons they can almost
1:16
look like cookie cutters you know I
1:18
remember a si my one of my sisters
1:20
bought a new home in California and all
1:22
the homes had the same color and I could
1:25
only tell her home because I know she
1:28
was the only one on one side of the road
1:29
that terracotta sidewalk you know so you
1:32
know can be really hard for you to you
1:34
know do something that's different with
1:36
your home if you you know you may end up
1:39
with just a cookie cutter design like
1:40
everyone else you know the landscaping
1:43
in the neighborhood may not be very
1:45
mature so there you there could be you
1:47
know trees haven't grown yet it may not
1:49
you know be a really pretty area in some
1:51
ways um because things are not very
1:54
mature as far as landscaping goes or you
1:57
might be in an area where your neighbors
1:58
are always constructing and you've got
2:00
you know construction and dust and all
2:02
this constantly going on in your area
2:06
there can always be construction delays
2:08
you know construction is not perfect
2:09
it's not always on time and there can be
2:12
location limitations most developments
2:14
are built further from city centers
2:16
where land's available so you know you
2:18
could be limited in exactly where you
2:21
are where you could be located
2:23
you know for an older home some of the
2:26
uh pros of an old older home is you know
2:28
they can be a more affordable price per
2:30
square foot a lot of the times the older
2:32
homes will be a little bit less per
2:34
square foot uh they can be an
2:36
established neighborhood so there could
2:38
be a nice neighborhood there they can
2:41
have the character and architectural
2:42
details depending upon when the home was
2:45
um you know was built there could be a
2:47
lot of great architectural details with
2:49
the home itself it could have a great
2:51
location advantage might be in a really
2:53
prime location a great neighborhood you
2:57
know because of um just because of an
2:59
older home there could be room to
3:00
renovate a lot of the older homes like
3:02
they might have larger plots of land
3:04
they might have more land if that's
3:06
important to you and they might have
3:08
more potential for customization or for
3:11
renovation or for even for expanding you
3:14
know some of the cons of an older home
3:16
is there can be higher maintenance and
3:18
repair costs for the home there might be
3:21
outdated you know layouts and and and
3:23
features of the home itself there can be
3:26
some energy inefficiency unless they've
3:28
been um upgraded older homes may have
3:30
poor insulation you know drafty windows
3:33
and um air conditioning and heating
3:36
systems there could be possible safety
3:38
or code issues with an older home and
3:41
they can be less predictability for
3:43
expenses so you know o older homes you
3:46
know can have their own set of problems
3:48
too with them and that's one reason why
3:50
if you're ever looking to buy an older
3:51
home we always recommend that you get an
3:53
inspector and have the inspector check
3:55
the home even for new construction you
3:57
might want to have somebody come in and
3:58
check it there has been you new
4:00
construction too which has had problems
4:02
and issues which um you know hasn't
4:04
always been up to code or has had
4:05
different things even with the new
4:07
construction there could be you
4:08
something that they put in that's not
4:09
quite tested and it could end up failing
4:12
or in an older home maybe it's been
4:13
tried and true for um a long time if
4:17
you'd like to go read more about this
4:18
we've written a blog post entitled "Is
4:20
it uh better to buy a new construction
4:22
or existing home?" And hopefully this
4:24
could give you some ideas as to
4:27
different things that you can look for
4:28
how you can compare cost you know some
4:30
different things that you might want to
4:31
look at and some things also that you
4:34
should watch for in both um new
4:37
constructions and in older homes some
4:40
things you want to look for and also we
4:43
just want to point out that what's
4:45
really important in real estate is
4:47
location location location so you know
4:51
depending upon where you want to live
4:53
you may not have a choice for a new
4:54
construction you may only have a choice
4:56
for an older home or maybe where you
4:59
want to live you only have a choice for
5:00
a new construction and not for an older
5:02
home so it really depends upon the
5:04
location of where you want to live
5:06
because location is one of the most
5:07
important things in real estate that you
5:10
are buying real estate in a very good
5:12
location this is Anita with Real Estate
