We found this mansion close to downtown San Francisco, right by the painted ladies
0:06
Yes, the ones from Full House. Whatever happened to predictability? So what did we do
0:13
We wrecked it, of course. We have two options
0:31
Option A, we just do a little bit of a refresh, spend a little bit of money, and give an almost turnkey house
0:40
Option B, we spend a little bit more money, and we completely renovate the house, so that way it's turnkey
1:00
As is, the owners can sell this home and make a pretty great profit
1:17
But if we decided to go full Monty on this, you know, painting interior, exteriors, floors
1:23
kitchens, bathrooms, the great thing that we would do is this house would be turnkey
1:28
and ready to live in for the next owners, which would make the house sell quicker and for more money
1:45
I've been with this house for 17 plus years. You know, we came in and the rush was to get in here and get here in the house and get moved in before my wife had twins
1:57
So we moved in and we've been here ever since. Full disclosure, our clients have said to us, essentially, we can do whatever we need to do to help make this house sell
2:16
to help make it be truly turnkey and to turn into the glory it once was
2:22
Now there one thing that you might be wondering right now What did the clients choose What did they approve Did they go for option A or option B Well I here to tell you that we have approval for option B Let do it We
2:37
doing the whole thing. We obviously, while we lived here, it was a single family home and that's how
2:49
we used it. And I assume that whoever moves in here is going to continue to be a single family
2:53
home and that's what they're going to use it for. How do you transform this into and transform this
2:58
space into make it more modern, keep the things that are cool that you know so it doesn't lose
3:02
you know as you don't lose the moldings you don't lose the things but but make it really livable for
3:07
you know if you know for a family 2025. let's start with the powder room so the powder room i want it to feel modern i want it to feel
4:16
classic at the same time i don't want it to feel like your grandma's powder room
4:19
So I feel like there's a fine balance right there. And one of the things that I'm obsessed with right now is I found this amazing wallpaper from CB2 that has like this reminiscent of fans
4:33
It feels very classic, but it's done in a very modern way
4:37
I'm currently obsessed with Lilac Marble. It is all the rage. I love the drama
4:43
But when we're looking at this, for this sense of cohesiveness, unfortunately, I think this
4:50
one might be just a little too wild to go with this wallpaper Too dramatic So dramatic I think as much as we want to be wild and fun in there I think we going to have it be a little bit more of a chill party instead I want
5:02
to keep the countertops light and bright because the family room there and the kitchen, it's all
5:08
connected. It gets a good amount of light, but certain parts of the day, it gets a little dark
5:14
As we're looking here, we see a little bit of the gray. We see a little bit of the brown
5:18
You know, throughout these, I just feel like these are going to be the colors that we want to go
5:22
with. I think this idea for our kitchen countertops and backsplash are going to be absolutely perfect
5:29
You know, this project has been pretty stressful. It's been so amazing with so many great
5:35
you know, ideas, inventions, things like that to really make the house shine
5:41
And honestly, Cesar has been so helpful throughout the whole process. So I've decided that
5:49
for our anniversary, I'm going to surprise him and we're going to go skydiving because what
5:56
Skydiving feels very low stress, very low anxiety, and that's how we should celebrate our anniversary this year
6:19
we've decided to carry the new oak flooring all the way down to this staircase as well
6:32
not only does it make an amazing entrance but like it's just one of those details that
6:37
new buyers are absolutely going to die for like i'm losing my mind right now
6:42
How are you doing
6:55
I'm good, how are you today? Good, so listen, I'm really doing film work
7:01
And I just saw that you took down those cabinets, like, you know, when you are going to the kitchen right next to the powder room
7:08
Uh-huh. So I think it's going to look very cool because like a lot of light coming out right from the windows that were before hidden
7:16
Yes, absolutely. I think it's going to be great. What are we going to do in that area though
7:20
We going to make it feel like a little bit of a buffet and a china cabinet So we reuse some of the cabinets that were already there hanging but we stack them on top of each other so it gives you you know it
7:35
gives the feel of a china cabinet but also gives it purpose and i mean also it's the perfect space
7:41
for if they have kids they can do homework or things like that right there as well okay see
7:48
you soon all right talk to you later bye Thank you
8:21
Thank you
8:51
So this year has been honestly such an incredible year for all of our different projects
9:17
I mean, let's not forget Masonic. Let's not forget Hayes Street. Sorry
9:24
I received a call and I have something to tell you. Uh-huh
9:29
There is a leak in Fillmore. A leak in Fillmore? Mm-hmm. Great
9:36
Sorry. But you got mail. Not good. So do you think it's going to be a problem with the joists in this roof so we can build the roof deck
9:49
Do we have enough support? Or do we need to rebuild the roof now too
